New listing Bandera County
1013 Acres – Foster Ranch

Being in the same family since 1880, the historic Foster Ranch offers a buyer the rare opportunity to own a large ranch in a fabulous location that covers portions of both Sabinal River Valleys. The ranch offers large neighbors and incredible end of road privacy. Access to the ranch is via an excellent Bandera County maintained road and a small, early 1900s ranch house and dirt airstrip are located just as enter the ranch. The cozy home is located at the original headquarters to the ranch and other improvements include workshop and stage building, carport and covered equipment shed. Additional improvements include 2 small modern cabins situated on two small hills with absolutely breathtaking views of the surrounding valley and hills. The ranch is game fenced along northern boundary and remaining fencing is low stock fence. Two water wells are located on the ranch, one in the south western valley that is on a working Windmill and the second located at the Hunters cabin supplying water to the home and cabin. The windmill well is piped into a small nearby pond and provides water for the large numbers of game located on the ranch.
This unique ranch is made up of at least a dozen separate canyons that feed into wider valleys with deep fertile soils and huge healthy Live Oaks. The canyon walls are absolutely covered with several varieties of Hardwood including Cedar Elm, Spanish Oak, Blue Oak, Madrone and Wild Cherry. The Ranch offers an excellent mix of Hills and bottom land and numerous Springs are scattered throughout the ranch providing water to several small dirt ponds. The excellent mix of open land and cover provide excellent habitat for Whitetail, Aoudad, Hogs, and Turkey. There are numerous lake sites in the multiple valleys and the existing ponds could be enlarged and improved. The owners have selectively cleared hundreds of acres of cedar through the years and also have built an exceptional road system that allows access to nearly all areas of the ranch; a single tour of the ranch provides a buyer with an incredible variety of terrain, views and unique features one would want in a Hill Country Ranch. The high hills that separate the valleys offer absolutely incredible views of the Sabinal canyons spreading out for 15-20 miles to the east, west and south. This is truly one of the most unique properties available in the current market, $3,895,000.00

Boyce Building

Posted on: June 15th, 2018 by Morris Killough

PRICE REDUCTION! Vintage Building in the center of Utopia it is the third oldest building in town. Built in 1887-1888 this was part of a 5 acre homestead established by MD Hughes. Mr. Hughes ran an apothecary in the front two rooms, lived in the rest of the house. Bought by MC Boyce and his wife in 1905, the front rooms were rented out to children of ranchers who attended school in Utopia. After the house passed to their daughter in the 1950’s, the Main Street addition was moved from the Harper Ranch North of Utopia to the property. This expanded the boarding house. The house was sold out of the family, but was returned in 1980 when grandson Everette Boyce inherited it. Everette and Katherine renovated the front rooms and bathroom into offices. They operated Boyce Realty out of the offices for 38 years, retiring this Spring. The addition has been mainly used for storage. The great room and other rooms have been rented for boarders, gift shops, businesses. The building does need renovations, but has many features worth preserving. In addition to the 2 store rooms, 2 office rooms, and half bath, there is a great room, kitchen area, front bedroom, what was a half bath, and a small back room. A new survey to determine exact lot size will be needed. Owner financing is available.

Reduced! Unique frame home built in 1906 by the town’s first doctor. Completed renovations have been done with an appreciation for the home’s origins. High ceilings, transom windows, and dual fireplaces make this a unique home. The fireplaces are not working, but wired for an electric faux fire to be put in. The kitchen, bathroom, and utility rooms have not been completed, so the buyer can build those out to their personal preferences. Many interesting features that let you know you are in a 100 plus year old home. The roof was replaced 15 years ago, along with the septic system, much of the wiring. The porch is deep and welcoming. The lot is 1/3 of the block! Plenty of room to build another home, a garage or workshop, or just a fantastic garden! Only 1 block from the Park, town businesses, and a short walk to the school. This home would be a great starter home, or retirement home. Priced right to get you started meeting the dream of living in a historic home!
